Roof Maintenance Plan

Most roof problems don’t start as emergencies. They start small, get missed, and show up at the worst possible time.

Our Roof Maintenance Plan is built for building owners and facility managers who want predictable roof performance, fewer surprises, and faster response when something does happen.

Starting at $99 per month. Two inspections per year. Real benefits when you need them.

What’s Included

Two Scheduled Roof Inspections Per Year

We inspect your commercial roof twice annually:

  • Spring inspection
  • Fall inspection

These are the seasons that matter most in Western New York, before and after the harsh weather cycle.

Drain and Debris Clearing

During each visit, we:

  • Clean roof drains
  • Clear debris from roof areas and drainage paths
  • Look for conditions that lead to ponding water, backups, and leaks

Problem Spotting Before It Becomes a Problem

We inspect the areas where issues typically start:

  • Seams and transitions
  • Penetrations and curbs
  • Flashings and perimeter edges
  • Drain areas and low spots
  • Surface wear and vulnerable details

If we see something developing, you’ll know early, when it’s still manageable.

Member Benefits That Matter

Priority Emergency Response

If you ever need emergency service, members move to the top of our list ahead of non-members.

When leaks happen, speed matters. This is how you avoid days of waiting during peak seasons.

10% Off Repairs

Members receive 10% off any repair work.
That discount alone often offsets a meaningful portion of the plan cost.

Maintenance Dollars Credit Toward Future Roof Renewal

If and when your roof is ready for a full renewal, the amount you’ve paid into the maintenance program is applied toward that renewal.

In other words: you’re not “throwing away” maintenance spend. You’re investing toward the long-term plan.

Who This Is For

This plan is a strong fit for:

  • Owners of commercial buildings with flat or low-slope roofs
  • Facility managers responsible for reducing reactive work orders
  • Warehouses and industrial buildings where downtime is expensive
  • Municipal and school buildings where planning matters
  • Any roof you want to extend, protect, and manage proactively

Why Roof Maintenance Pays Off

Roof replacement is expensive. Emergency leaks are disruptive. Preventable damage is frustrating.

A maintenance plan helps you:

  • Catch issues early
  • Reduce emergency calls
  • Keep drainage working properly
  • Extend roof life
  • Build a documented history of roof condition over time

This is the difference between owning a roof and managing a roofing asset.

Here are some frequently asked questions

If your roof still has structure left, replacement should not be the first option.

Is this a real roofing system or just a temporary fix?

This is a fully engineered roofing system. When installed over a qualified roof, it creates a reinforced, seamless, watertight membrane designed to perform long term.

What types of roofs does this system work on?

Our system is commonly installed over: EPDM, TPO, PVC, Modified Bitumen and Metal Roofs. Yes we will remove ballast.

What does the warranty actually cover?

The system includes a 15 year manufacturer backed, non-prorated labor and material warranty. Coverage does not decrease over time, and can be renewed at the end of term.

What happens at the end of the warranty period?

Unlike traditional roofs that eventually require full replacement, this system is designed to be renewable. After inspection and minor preparation, and additional coating can be applied, at a fraction of the original cost. Oh, the best part, you extend your warranty another 10 years. This process can be repeated multiples of times.

How disruptive is the installation process?

Because there is no tear-off, most projects are completed with absolutlely no disruption to building operations. Businesses remain open, equipment stays in place, and downtime is avoided.

Why choose renewal instead of replacing the roof now?

Because many roofs fail at seams and details, not because of the structural integrity of the roof. Renewal addresses those failure points, extends service life, reduces disruption, and preserves capital. Making it the smarter long-term decision.

How much does it cost?

In many cases renewal costs up to 40% less than full replacement. Eliminating tear-off, disposal, and downtime significantly reduces overall project cost.
